In April 2025, Bluecastle Capital, on behalf of its investors, unconditionally purchased Marks & Spencer’s former flagship department store directly adjacent to Birmingham Curzon Street, the new Northern Terminus for HS2.

The prime city-centre site sits approximately 250 feet from the new Curzon Street HS2 Station and presents a rare opportunity to deliver a landmark residential-led development in one of the UK’s most strategically important regeneration locations. The Bluecastle team is currently progressing pre-application discussions with Birmingham City Council.

The site is located within Birmingham’s City Centre Growth Area and will form a new gateway into the city, positioned between five major regeneration initiatives: Curzon Street, the Curzon Investment Plan, Martineau Galleries, The Digbeth Estate and the Smithfield Masterplan.

Birmingham is the UK’s second largest city, home to approximately 1.2 million people and the Midlands’ leading commercial and cultural centre. The arrival of HS2 will reduce journey times to London to approximately 49 minutes and has already catalysed billions of pounds of investment across the city.

Bluecastle Capital’s ambition is to deliver a design-led, high-quality build-to-rent development that responds to the site’s exceptional connectivity, prominence and gateway location, contributing positively to Birmingham’s skyline and long-term urban fabric.

This is a once-in-a-generation opportunity to create a landmark residential development at the heart of one of the UK’s fastest-growing cities, our vision is to deliver an outstanding build-to-rent scheme that sets a new benchmark for quality, sustainability and urban living. Birmingham’s connectivity, culture and momentum make it a key city for our long-term strategy, and the site’s strategic location next to the HS2 terminus makes it a critical piece in the city’s regeneration puzzle.
